At Zenodro Homes, premium finishes are included as standard rather than being reserved for expensive upgrade packages. Depending on the community and floor plan, features include European-style cabinetry, quartz countertops, porcelain tile flooring, stainless steel appliances, Moen fixtures, designer bathroom finishes, energy-efficient construction materials and other high-quality finishes. Resort homes may also include features such as private heated pools. At Tranquility, buyers can choose from more than 256 combinations of included interior finishes, allowing homeowners to personalize their home without paying for traditional upgrade tiers.

Are Zenodro homes concrete block construction?

Yes. Zenodro Homes uses solid concrete block construction on both the first and second floors of its resort homes, rather than switching to wood-frame construction on the second floor. Concrete block construction provides structural durability, sound insulation and thermal benefits, while working together with spray foam insulation to improve the home’s overall energy performance. At Zenodro, concrete block construction is a standard building practice, not an upgrade.

Do Zenodro homes have CDD fees?

No. Zenodro’s resort communities are designed without CDD fees. A Community Development District, or CDD, is a special taxing district that can add an additional assessment to a homeowner’s annual property tax bill. By building communities without CDD charges, Zenodro helps buyers avoid this additional community-related expense. Buyers should still review the specific community’s current HOA, tax and closing-cost information before purchasing.

What is included in the HOA?

HOA services vary by community, so buyers should review the current HOA documents for the specific property they are considering. At Zenodro’s resort communities, HOA services have included items such as water and sewer, landscaping and maintenance of common areas, exterior maintenance, private-road maintenance, retention-pond maintenance, exterior pest control, trash service, property management and maintenance of community amenities. Buyers should confirm the current fee and complete list of included services before closing, as HOA budgets and services can change over time.

Can I use a Zenodro home as a vacation rental?

Yes, eligible Zenodro resort homes can be used as vacation rentals, subject to the applicable community documents and local requirements. Tranquility currently has no rental restrictions and does not require owners to use a designated property management company, giving owners flexibility in how they manage their property. Owners can choose their own management solution or manage the property themselves. Buyers should always review the current HOA documents and applicable local regulations before purchasing or operating a short-term rental.

How energy efficient are Zenodro homes?

Zenodro homes incorporate several energy-efficient construction features, including spray foam insulation, concrete block construction and, in applicable homes, Low-E windows. Spray foam insulation helps reduce air infiltration and moisture while improving the home’s thermal performance. Zenodro’s Tranquility materials state that its construction methods can reduce energy operating costs by approximately 30%–50% per year, although actual savings vary based on the home’s size, occupancy, thermostat settings, weather and utility usage.
